What is a Site Survey?






                  Land and builing surveyors play an essential part in the building industry. Without them, architects and builders wouldn't know everything they need to know about their plans and constructions. On a larger scale, surveyors are the ones who make our cities navigable and orderly. Their role is so important, a site survey is required by law for a wide variety of building projects, both large and small.

What is a Site Survey?

  A thorough site survey covers all aspects of a building site, including:
  • Establishing and marking boundaries
  • Calculating a land parcel's size and shape
  • Taking note of the natural landscape within and surrounding a property
  • Measuring and marking land contours
When the survey is complete, the site surveyor draws the site plan or map. The site plan is submitted to council along with the drafter's plan. Together, these plans help council decide if a proposed construction can get building approval. After a building permit is issued, the site plan helps the builder determine the exact location of the building and details they need to build a safe and sound construction.

When Do I Need a Site Survey?

Site surveys are needed for a variety of reasons. Most commonly, they are needed for:
  • Purchasing land
  • Subdividing a parcel of land
  • Obtaining development approval
  • Getting a building permit
  • Marking boundaries
Aside from major constructions like a new home or home extension, you might need a site survey for other home improvement projects such as boundary fences, a pool installation or a retaining wall. As a general rule, if a project requires council permission, a site survey is probably needed.

If you're working with a structural engineer, they will require a site survey and your building certifier will need to work with a survey report. These building professionals are often able to offer these services or can recommend independent surveyors to you.
